About Four Seasons Istanbul Private Residences
The Four Seasons Private Residences are situated right where the districts of Ulus, Etiler and Levent converge, at the heart of a location which pulses with life and culture.

The Etiler neighbourhood of the Besiktas district, is one of the most prestigious and exclusive residential area of Istanbul, on the European side of the Bosphorus.
The property will be spread over multiple low-rise buildings, consisting of 82 apartments, in the range from 3-6 bedrooms. Operated by Four Seasons, the homeowners experience best in class amenities including a Bar-Lounge Area, Meeting Room, Kid’s Playroom, Golf Simulator, Cinema, Pool, and Fitness/Spa facilities.

Assistant Director of Engineering
The Assistant Director of Engineering forms part of the Residential team who collectively make key strategic and operational decisions on the daily and planned maintenance activities at the property. The role oversees a team of in-house maintenance personnel and external service specialists, they are responsible for all engineering operations of the interior/exterior building envelope and facilities including plumbing systems, refrigeration systems, heating/cooling systems, painting, carpentry, building structure, recycling, electrical systems, exterior ground care, and parking areas. The Assistant Director of Engineering is also responsible for Life/Fire Safety Systems, Energy/Green initiatives, and management of other engineering work necessary to maintain the property in an efficient condition to ensure the safety and comfort of homeowners and employees.
POSITION OUTLINE:
KEY ACTIVITIES
Leadership :
Organizes and manages the department in accordance with company philosophy and policies, maximizing
efficiency and productivity and achieving established goals; promotes harmony between departments.
Displays warmth, care and genuine enthusiasm when dealing with residents and internal customers; models the Golden Rule.
Demonstrates standards awareness, by setting example for standards execution, standards testing and implementing action plans to achieve established product and service goals.
Mentors and provides on-the-job training to subordinates to strengthen their current performance and preparation for future advancement. Utilizes and administers People + Culture processes through coaching and counseling to improve performance or terminate employment.
Prepares annual plans and forecasts, consistently monitors and manages budgetary goals.
Maintains an organized administration of departmental and personnel records, including rostering and leave planning.
Ensures employees adhere to the code of conduct and grooming and hygiene standards as specified in the Employee Handbook.
Conducts daily briefing and monthly departmental meetings (with minutes copied to division head) and participates in meetings when invited.
Provides regular and fair performance feedback to employees, formally and informally as appropriate.
Is seen as a hands-on leader, assists employees in crunch times.
Maintains a clean and orderly work area and ensures tools and equipment are well maintained and in sufficient supply.
Attends meetings, training activities, courses and all other work-related activities as required.
Promotes and ensures a safe working environment.
Responsible for choosing the right kind of landscape maintenance contractor.
Make sure that trained and certificated pest control contractor would carry out proper hygiene service
Performs any additional duties as assigned.
Departmental:
Ensure property maintenance and Engineering matters, fire life & safety, energy conservation, environmental programs, budgeting and Capital expenditures, project development-planning and execution are following FS policies and procedures.
Assist in the hiring, training, supervision, scheduling, counselling, and evaluation of performance and planning the activities of maintenance staff including making random spot checks daily.
Ensure proper execution of work order/request system and that items are followed up on when necessary.
Preventive Maintenance:
Perfect Room, Public Area/corridor and Outlets Program;
Life Safety Systems/Administrative Systems;
Works in conjunction with safety team and Crisis Management Team to complete regular drills / evacuations.

TECHNICAL SKILLS & KNOWLEDGE
Experience with operation of Building Management System.
Experience with operation of Fire Alarm Panel.
Fluent with engineering industry terminology and practices.
Possess good computer skills including ease in working with Microsoft Office, Bluebeam and/or Adobe Acrobat software.
Ability to coordinate and cross-reference design drawings from multiple disciplines.
Experience with operation and maintenance of a Computer Maintenance Management System (CMMS).
Experience with Building Monitoring Systems and its operation.
Experience with Tenant Control Systems and the sequence of operation.
